Warning Signs It's Time to Replace Your Roof

Start Your Construction Journey with Us!

As exciting as living in New York City can be, it also comes with challenges, like the inevitable wear and tear on your property. And, of all its parts, the roof will usually experience the most damage.

Small problems can quickly become costly structural problems that compromise the value and safety of your home. The good news is you can avoid major damage (and headaches) down the road by scheduling regular inspections and repairs.

Not sure if it’s time to replace your roof? These are the signs to look out for.

7 Signs It’s Time To Replace Your Roof

1. Visible Wear and Tear

It’s easy to miss early signs of wear and tear if you don’t know what to look for. You may want to replace your roof if you notice any of these:

  • Cracked, curling, or missing shingles
  • Granule buildup: As asphalt shingles age, they start to lose granules. A buildup of granules in your gutter is a sign that your roof might need replacing.
  • Sagging: A sagging roofline might also signal water damage or structural issues. Don’t ignore this sign.
2. The Age of Your Roof

Different materials have different lifespans:

  • Asphalt shingles: 20-30 years
  • Metal: 40-70 years
  • Tile and slate: 50-100 years

Schedule a professional inspection if your roof is closing in on its lifespan. Once it is installed, make sure to document its installation date for your records.

3. Storm or Hail Damage

NYC weather can be unpredictable, especially in winter. Drastic weather changes are not kind to roofs. To prevent damage from getting worse, repairs should be made as soon as possible.

Regularly check for these, particularly after major storms:

  • Dents
  • Punctures
  • Leaks
  • Broken shingles
4. It lets in daylight

Is your roof letting sunlight in? In some cases, this may indicate a structural issue that could lead to pest infestations, leaks that cause rot and mold, and weather exposure that could weaken your property’s insulation.

5.There are dark stained areas

Algae or fungi are often responsible for dark patches. However unimportant they may seem, they should be taken seriously. Over time, algae and mold can deteriorate the shingle base, making it loose and prone to decay. Be sure not to overlook this.

6.You can see water stains on your ceilings or attic

If there are water stains on your ceilings, there might also be some roof damage.

Keep an eye out for:

  • Ceiling discoloration
  • Attic decking stains
7.Moss

Moss may look nice, but not in this case. Moss traps moisture, which can cause decay. Lots of moss growth usually means that there’s a bigger problem that needs to be addressed quickly.
